- Negotiate strict timelines: A stricter timeline could result in a shorter process. Additionally, sellers could spend less time dealing with people who will ultimately not buy their home.
- Follow up: Have your attorney follow up with buyers throughout the process to ensure they are adhering to the purchase agreement’s guidelines.
- Disclose everything: Don’t hold back when preparing property condition statements. Avoid allegations of fraud or misrepresentation by noting every defect, big and small.
- Work closely with banks: Make sure the bank has all the paperwork it needs and all of its concerns have been addressed. Missing documents or red flags could derail the closing.
- Know what you owe: Remember, the mortgage is not your only cost. Take into account closing costs and attorney fees.
- Ask lots of questions: Selling a house is a complex process. Homeowners might go through this process only once or twice. Real estate attorneys deal with it daily. There are no “stupid” questions.
- The closing date can be a moving target: Last-minute changes are common. Be flexible and patient. Don’t rush.
